Full conversion covers a complete loft conversion from design to construction to completion.

A first fix only covers abc lofts building the shell, this would suit a client who is able to do building works themselves or someone with good trade connections and the ability to project manage the remaining work and trades.

The first fix includes:

  • Installation of steels
  • Installation of floor joists (not floorboards)
  • Construction of dormer extension
  • Tileing to roof and dormer to make water tight
  • Fascia board and gutter
  • Installation of stairs (not hand rail or spindle)

Excluded items:

  • Any insulating of loft
  • Installation of Dormer windows
  • All electrics
  • All plumbing
  • Plasterboarding
  • Chipboard floorboards
  • Plastering
  • Partition walls
  • Supply and installation of 2nd fix (skirting, architraves, window sill etc)
  • Building regulation fee’s
  • Party wall fee’s
  • Upgrade existing doors

Velux
Your roof shape stays exactly as it is – windows are fitted into the existing slope. The least disruptive and most affordable option, but your loft needs good head height already.

Rear dormer
A box-shaped extension built out from the rear roof slope, giving full head height across most of the loft. The most popular choice for terraced and semi-detached homes.

Hip to gable
For homes with a sloping (hipped) side roof. The slope is built up into a flat gable wall, squaring off the loft and adding significant volume.

Rear addition
An outrigger conversion – it extends the loft over the narrower rear wing found on many Victorian and Edwardian terraces.

Mansard
The whole roof is rebuilt with a near-vertical rear wall and a flat roof above. The largest gain in space and head height, but it usually needs planning permission.
